DPI has submitted the design documents for East Third Street Townhomes in the Downtown Design District of Lancaster Texas for approval from the Development Department and Historic Conservation.  With it close proximity to the First Baptist Church of Lancaster and the design requirements within Design District, we wanted to create a look that would compliment the area but offer small touches that are unique as well.

The project is designed to accommodate a work/live studio environment with a flexible open plan concept.  There are two unit types.  All units share the same first floor plan.  However, there are two second floor layouts to accommodate both single/couple and family/roommate situations.  The exterior is contemporary American Craftsman concept using both masonry and cementitious siding products.  The color scheme will be a brilliant white with black windows and doors.  The goal is to create a subtle texture using light and shadow that is not readily expected.

We hope to received a Certificate of Appropriateness from the city, so the design can be further developed.
